The client had been unable to sell a plot on a coastal slope for a long time: substantial bank-protection works were required, while lightweight buildings would have wasted a unique seafront location. We reworked the highest-and-best-use strategy, developed the concept of a yacht-shaped complex, found an investor, cleared the permits and ran the construction.

From market analysis and an idea to a delivered residential project

This project did not start with land. We studied the Odessa housing market, identified an under-served format and built the product first: positioning, architecture, apartment mix and a financial model. Only then did we look for a site, adapt the concept to it and bring in the investor and the developer. The result is a gallery-type club house of red brick with 48 apartments, its own park, a pool and underground parking, a 10-minute walk from the sea.

The owner of a small operating hotel decided to scale the business.
